THE DETAILS OF YOUR HOME

Each of the units at AS125 is unique. Your ideal home, in one of the most exclusive areas of Madrid, is built with the very best materials.

Superb finishings and meticulous interior design round a project where attention was paid to every last detail.

  • The foundations feature reinforced concrete footings with reinforced concrete retaining walls.
  • The building’s existing structure employs unidirectional steel meshing and reinforced concrete columns. The foundations and structure can be adapted to the current project, duly reinforced in compliance with the Technical Building Code and current legislation (the Building Regulations Act 38/1999 of 5 November)

  • The facade is designed with facing bricks offering resistance and durability, with added thermal and acoustic insulation and an External Thermal Insulation Composite Systems (ETICS), finished in continuous cladding, depending on the area. Lined interior walls composed of galvanised steel profiles with plasterboard with thermal and acoustic insulation for maximum energy saving.

  • The dividing walls between apartments are built from ceramic bricks lined with laminated plasterboard-clad galvanised metal profiles with glass fibre with thermal and acoustic insulation.
  • Apartment interior walls use laminated plasterboard-clad galvanised metal profiles with thermal insulation. Wet rooms feature damp-proofed plasterboard.

  • PVC windows with very low thermal and acoustic transmission, white layered quartz exterior frames, with Climalit-style double glazing. Low emissivity glass solar control film allowing perfect light and temperature throughout the year.
  • The main entrance to the dwelling is a security door with the interior lacquered in white to match the other windows and doors.

  • Interior doors are in white-lacquered wood. Swing doors have a magnetic close system and rubber inserts. All fittings in stainless chrome with straight handles on rose.
  • Fitted wardrobes with sliding or folding doors, lacquered in the same finish as other interior fixtures. Lined interior with upper shelf for suitcases, clothes rail and lower shelf for shoes.

  • Walls finished in smooth plastic paint, giving rooms and halls a sense of spaciousness. False ceilings in laminated plasterboard finished in white smooth plastic paint to increase the sensation of light. Entrance hall, main hall and corridors feature recessed LED lighting.
  • Laminated floating laminate flooring in all these rooms and spaces, with skirting board in water-resistant DM in the same colour as other interior fixtures.

  • The ensuite bathroom in the main bedroom has a recessed porcelain wash basin in a suspended wall with drawers, mirror across the wall and extra-flat shower tray with a non-slip surface. 3-bedroom dwellings feature twin wash basins. The shower unit features a large thermostatic shower with an extendible column and round shower head.
  • The second bathroom has a square designer washbasin on a Compac or similar countertop, mirror the width of the wash basin and bath or shower unit.
  • The rest of the sanitary ware is Roca® or similar glazed porcelain with modern mixer taps and water-flow economisers.
  • The ceramic floor and wall tiling is top-of-the-range Porcelanosa® or similar, with a modern aesthetic. Bathrooms feature false ceilings in water-resistant laminated plasterboard finished in smooth plastic paint with LED lighting.

  • Kitchens are fitted with wall and floor cupboards with compact quartz Silestone, Compac or similar worktops. They come equipped with Bosch® appliances: a touch-control induction hob, extractor fan and hood, multi-function oven and microwave, all finished in stainless steel and column-mounted where possible, and a single kitchen sink recessed into the countertop with mixer tap.
  • The false ceilings are damp resistant and finished in smooth plastic paint, with an inspection area for the inner heating and ventilation units. Kitchens feature recessed LED lighting.

  • Centralised installation of central heating, air conditioning and hot water for the whole building through an aerothermal system supported by solar energy with panels on the roof
  • Distribution of heat through the interior of dwellings is via radiant flooring, with individually controlled air conditioning in living rooms and where necessary through a fancoil system.

  • All dwellings have independent electrical circuits that fully comply with Low-Voltage Electrotechnical Regulations. Electrical mechanisms and trims are top-of-the-range with a modern design.
  • The television system has all the elements needed for receiving, amplifying and distributing analogue radio (FM) and digital terrestrial TV (DTT). Dwellings have access to broadband services such as cable TV with preinstallation in the living room, kitchen and bedrooms.

  • Video entryphone access to the complex and blocks.
  • Closed-circuit camera system to the access points to the complex and garage.
  • Installation of a high-security alarm system in dwellings with voice and image recognition and GPRS/GSM.

  • Ground-floor gardens feature a porcelain stoneware-paved area and an area with artificial grass, as well as perimeter plants. They also have lighting, electrical and TV outlets and a garden water supply with tap. Gardens are divided with shrub vegetation.
  • Facade terraces feature non-slip stoneware tiles, glass safety railings, planters and wall-mounted lighting.
  • The rooftop solarium is paved with non-slip stoneware tiles, brickwork parapet wall, electrical, TV and water outlets and recessed or wall-mounted lighting.

  • The development has three blocks. Each block has independent access and a six-person lift.
  • Block interiors feature a carefully selected combination of materials, with natural stone or stoneware flooring, automatic LED lighting with presence detectors and a range of details which make these common areas a pleasant space that gives access to the apartments.

  • The garage occupies three floors in the basement with a one-way entrance-exit system.
  • Lifts feature access control and entrance to the garage when descending. The garage floor is in surface-treated concrete.
  • All garage floors have preinstalled recharging points for electric vehicles that comply with current ITC- BT 52 regulations (to a maximum of 7.4 kW single-phase power supply).

  • The common outdoor areas occupy an ample space in front of the building. There is a children’s play area, communal swimming pool, natural grassed areas and an extensive garden with tall trees. It is equipped with an automatic watering system, lighting, seating and paved walkways.
  • The pool features underwater night lighting and a saline chlorination installation.
  • On the ground floor, with access from the porch, there is a multi-purpose room for social use featuring large windows that look on to the gardens.
